About AirGarage AirGarage is on a mission to bring real estate online, starting with parking. We replace broken parking machines, fragmented software, and manual, labor-intensive operations with a unified, data-rich operating system for parking real estate. We handle everything it takes to run and optimize a parking asset: payments, dynamic pricing, enforcement, license plate recognition, analytics, and more. By building all of our technology in-house, we are able to deliver a magical experience for drivers while providing real-time visibility and revenue increases of 20-50% or more for real estate owners. That’s why national real‑estate leaders like Hines and Greystar, as well as technology companies like Meta, partner with AirGarage to optimize their parking facilities. AirGarage uses datapoints like real-time occupancy, local events, weather, driver behavior, competitor pricing, and more to bring true intelligence to real estate owners’ assets for the first time. We’re investing aggressively to make the physical world legible to a digital system: cameras, sensors, and software that generate a firehose of real-time data about the world around us. That data fuels models and algorithms that allow us to optimize performance at each property while giving owners the clarity and control they’ve never had before. Before you can optimize an asset, you need to observe it. Before you can observe it, you need to bring it online. We are starting with the $131 billion US parking real estate market because it is one of the most offline and mismanaged commercial real estate asset types. 26% of the land area in the median American urban core is dedicated to parking. We are backed by top tier investors including Headline Growth, Andreessen Horowitz, Floodgate, Founders Fund, Abstract Ventures, and angel investors who have founded or worked at companies like Uber, Opendoor, Flexport, and more. Our mission is to turn these single-use parking facilities into multi-use hubs. As a Research Associate, you will work with various external databases, methods, and tools to identify ownership of parking properties and conduct end-to-end research about their current situation to add to our database. This isn't your typical data entry gig. It's a role that requires detective-like skills and out-of-the-box thinking. You will understand our buyer personas and make sure we have the most accurate data possible when it comes to getting in touch with these prospects. You will help craft the narrative that powers the outbound sales motion at AirGarage, working closely with our sales team to ensure that we're targeting the right people, personas, and accounts with precision, accuracy, and a tailored message. This remote, contract engagement is for candidates based outside the US. You'll need enough overlap with US business hours to collaborate with the team and join key meetings. Scope of Work: 1. Utilize databases, state and corporate websites, Google-Fu, and other avenues to identify relevant decision-makers within target companies or entities. 2. Conduct research to understand the hierarchy and structure of target companies, identifying the most appropriate individuals to contact. 3. Employ creativity and ingenuity to locate contact information for hard-to-reach individuals by exploring alternative avenues and resources. 4. Dive deep into a property (read reviews, find news articles, etc), to understand the current situation and help the sales team identify pain points and areas of opportunity they can highlight in their outreach. 5. Perform data entry tasks and management accurately to maintain comprehensive and up-to-date records of identified property owners, accounts, and their leads and contact information. 6. Develop strategies for multithreading accounts, ensuring that alternative contacts within the organization are identified and can be engaged. 7. Collaborate with other team members to gather insights and share best practices for lead and property research. Qualifications: - Proficiency in using property databases, online research tools, and contact databases is a plus. However, if you are a fast learner, willing to put in the work, and enjoy being an internet sleuth, we can teach you the systems. - Strong attention to detail and accuracy in data entry tasks. - Excellent written and verbal communication skills, able to convey information clearly and effectively to both technical and non-technical audiences. - Unwavering determination in pursuing information, exploring all available resources, and diligently scouring every avenue until the data is uncovered. - Flexible and open to new ideas, able to adjust strategies and approaches in response to evolving research needs. - Think outside the box, sometimes the information can be found in the most unusual ways, and there are multiple ways to find it. Explore unconventional methods and approaches in research. - Ability to think critically and problem-solve, especially when faced with challenging research tasks. - Ability to work independently with minimal supervision and manage multiple priorities effectively. - Salesforce experience is a plus. We're looking for someone passionate, with grit and determination, who is excited to face the challenges of a rapidly growing startup. AirGarage is the type of company where you can grow exponentially, and we encourage you to apply to us even if you don't 100% match the candidate description.
