Performance Marketing Manager

About AirGarage AirGarage is on a mission to bring real estate online, starting with parking. We replace broken parking machines, fragmented software, and manual, labor-intensive operations with a unified, data-rich operating system for parking real estate. We handle everything it takes to run and optimize a parking asset: payments, dynamic pricing, enforcement, license plate recognition, analytics, and more. By building all of our technology in-house, we are able to deliver a magical experience for drivers while providing real-time visibility and revenue increases of 20-50% or more for real estate owners. That’s why national real‑estate leaders like Hines and Greystar, as well as technology companies like Meta, partner with AirGarage to optimize their parking facilities. AirGarage uses datapoints like real-time occupancy, local events, weather, driver behavior, competitor pricing, and more to bring true intelligence to real estate owners’ assets for the first time. We’re investing aggressively to make the physical world legible to a digital system: cameras, sensors, and software that generate a firehose of real-time data about the world around us. That data fuels models and algorithms that allow us to optimize performance at each property while giving owners the clarity and control they’ve never had before. Before you can optimize an asset, you need to observe it. Before you can observe it, you need to bring it online. We are starting with the $131 billion US parking real estate market because it is one of the most offline and mismanaged commercial real estate asset types. 26% of the land area in the median American urban core is dedicated to parking. We are backed by top tier investors including Headline Growth, Andreessen Horowitz, Floodgate, Founders Fund, Abstract Ventures, and angel investors who have founded or worked at companies like Uber, Opendoor, Flexport, and more. Check out these podcasts: https://www.youtube.com/watch?v=AU0NkDK51E4 https://youtu.be/_8aM6NQHYiE?si=p5WIujBWUA1sG-b7 THE ROLE 💼 You'll be AirGarage's first dedicated performance marketing hire, reporting to the Head of Marketing. You own paid media and campaign channels end to end: LinkedIn Ads, paid publications, Google Ads, and structured tests of emerging channels. Your job is to turn paid media into a predictable, scalable source of pipeline for a company selling to commercial real estate owners and leaders. You're inheriting a nascent program where we’ve seen early signs of success, but the engine needs work. We know we're reaching the right accounts, but not enough of the right people are taking action. We’re looking for someone who can close that gap with fast, rigorous experiments on offers, creative, landing pages, and CTAs, and scale what works. This is a build role. You'll work alongside a small marketing team that has spent the last few months building the inbound funnel from scratch. This isn’t an audience whom “direct-to-demo” will work for. You’ll have access to content, tools, and lead magnets CRE execs are actually interested in to build your campaigns on. You'll work with AI tools daily. Part of the mandate is automating the mechanics of campaign management, reporting, and creative iteration so your time goes to judgment, testing strategy, and the next channel worth proving out. WHAT YOU WILL DO 📊 Own and scale LinkedIn Ads efficiently. Run it as a testing engine: creative, CTAs, offers, and landing page experiences against tightly segmented ICP audiences. Determine how it should play into our ABM motion. Test the viability of new paid channels. Run structured, time-boxed tests on platforms like Meta, ChatGPT, and others. Define the hypothesis and the success and kill criteria up front. Report back clearly on what should earn more investment and what didn't. Maintain and optimize Google Ads. Keep it efficient. Run paid publications and partnerships. Take ownership of our placements with outlets like CRE Daily, The Promote, and Commercial Observer. Manage the relationships, the creative, and the measurement. Scout the next publications and opportunities worth testing. Build the measurement layer. Partner with sales ops and the data team on attribution as we move from first-touch to multi-touch. Make sure every dollar you spend is measured. Own reporting on spend, MQLs, SQLs, and pipeline influence, and be honest about what the data does and doesn't show. Run campaigns as part integrated plays, partnering with our ABM marketer. Paid media at AirGarage runs in tandem with newsletter sponsorships, outbound sequences, and ABM programs pushing the same message. You'll coordinate paid with the rest of the campaign so prospects see one story. Automate the minutiae. Build workflows with AI and tools like n8n so audience syncing, suppression, reporting, and creative production take less of your time each month. Produce your own creative with limited support from an in-house designer. Use templates and AI design tools to create static, video, and gif variations so testing velocity is never gated on design capacity. WHO YOU ARE 🦚 - You've run paid B2B ad programs with pipeline accountability. You can walk us through a channel you scaled, the tests that got it there, and the ones that failed. - LinkedIn Campaigns Manager is your second home. You understand how to target with precision, how to run effective tests, and understand how to solve for its attribution quirks. - You're rigorous about testing. You form a hypothesis, isolate a variable, set the success criteria before launch, and kill things that don't work without getting attached. - You're fluent in the full funnel. You care about what happens after the click as much as the click itself, and you can diagnose whether a problem is the audience, the creative, the offer, or the landing page. - You're scrappy. This is a build-it-yourself role at a startup. You can use templates and tools to design your own ads, write your own copy, and build your own campaigns. You http://campaigns.You'd rather test five rough variations this week than wait two weeks for one polished one. - You're comfortable in the data, can pull metrics yourself, report out on them, and explain the difference between influence and causation. - You use AI tools and want to build workflows with them, not resist them. You think about AI as leverage on your judgment, not a replacement for it. - You're commercially minded. You measure yourself on qualified pipeline and revenue, not impressions. ⭐️ NICE TO HAVE: - Experience marketing to commercial real estate, proptech, or another long-cycle B2B category with a small, high-value buyer universe. - Experience managing paid newsletter and publication partnerships. - Experience running ABM air cover and retargeting programs tied to a sales team's target accounts. - Early experience with ChatGPT ads or other emerging channels 🚨 WHY THIS ROLE MAY NOT BE FOR YOU 🚨 Please review this section before applying. We are sharing this information up front because we don't expect this job to be appealing to everybody and we do not want to waste your time if you are not on board with all of the following. Below are some of the reasons you might not want this job: - You want a strict 9-5. We work long hours at AirGarage, including nights and occasional weekends, because we love what we do. - You don't operate quickly. We work at a fast pace and value iteration and experimentation. - You need a fully built playbook. This is the first performance marketing hire, so you'll be building the testing framework, the reporting, and the channel processes, not inheriting them. - You want to set it and forget it. The channels that work here are the ones that get tested and refined every week. Managing spend without changing anything is not the job. - You're uncomfortable with imperfect data. Our attribution is still maturing, and part of your job is improving it while making decisions with what we have. - You only want to run ads. This role includes managing publication partnerships, coordinating with outbound and ABM, and building reporting. A lot of the job is cross-functional. - You need a large cross-functional team. Marketing at AirGarage is lean, and you'll be the only person dedicated to paid media. - You need a dedicated designer. There is no full-time brand designer on this team. You'll build your own ad creative using Claude Design, templates you work with our in-house designer on, and AI tools for testing video and gif variations. If you can't ship a new ad without a design ticket, you'll be stuck. IMPORTANT NOTE 🚨 AirGarage is a remote-first company, but we also value in-person collaboration to strengthen trust and teamwork. Team members should expect ~6 weeks of travel per year for: - 2–3 full company offsites, “Remote Weeks” - Lending a hand to support one new location launch - In-person onboarding as well as supporting other onboarding sessions for new team members The rest of the year, team members can work remotely from wherever (US time zones) they’re most comfortable as long as they are performing well in their role. Attendance at in-person events throughout the year is expected—if you’re not open to traveling ~6 weeks per year for work, our team won't be a good fit for you.   THE UPSIDE 📈 - 📈 Equity: Have a stake in the business that you’re helping to build and grow. - 🌴 Work remotely: Live and work wherever you like! We believe in folks working where they are happiest and most productive. We currently hire teammates that are located anywhere within North America. - 🏥 Health insurance: We offer health insurance and currently cover 85% of the cost of medical, dental, and vision plans for the primary employee and 50% of the cost of plans for dependents. - 🍼 Parental Leave: We offer 12 weeks of fully paid parental leave to all parents to bond with a newly born, adopted, or fostered child. The 12 weeks can be taken as a continuous leave or intermittently over the first 18 months of the child's life. - 💻 Home office setup: Get a laptop + additional equipment needed to set you up for success. - ⛺ Time to recharge: We have an unlimited PTO policy with a minimum requirement of 10 days per year. - 🤑 401k: Make financial planning right for you with a 401k retirement savings program. - ✈️ Team Off-sites: ~2 times per year our team comes together for a full week in places like Tahoe, Charleston, San Diego, Park City, and Austin. - 📚 BookGarage: Our team loves to learn and grow together, so join us for our optional recurring book club. - 🪴Room to grow: Our team will be orders of magnitude larger within a few years; as a part of our foundational team, you'll have opportunities to grow with us. - 🏙️ Transform our cities: The opportunity to change the way that the world thinks about real estate use in our cities. - 👐 Work with a diverse team: At AirGarage, we've always been committed to building a thriving team that represents the communities we serve.
